A-02Construction
Contract Worksinsurance.
Cover for the project itself while it is being built.
01 · The exposure
A building is most exposed before it is finished.
Contract works insurance, sometimes called construction or contractors all risks insurance, is designed to protect the works in progress: materials on site, temporary works and the structure as it rises. Storm, fire, theft and malicious damage can set a project back months. The right policy is arranged around the contract, the value of the works and who needs to be protected under it.
02Scope
What this covercan respond to.
A general guide. What a particular policy covers depends on its wording, limits, conditions and exclusions, and on what is declared to the insurer.
- 01Physical loss of or damage to the contract works during the period of construction
- 02Materials on site and, where included, in transit or in storage off site
- 03Temporary works, site sheds and associated items where specified
- 04Costs such as debris removal and professional fees, subject to the policy
03What we look at
Where the detailmatters.
Annual or project-specific
Contractors with a steady pipeline often hold an annual policy that automatically covers projects up to a set value. Large or unusual projects may need a dedicated policy.
The contract decides
Standard Australian construction contracts allocate insurance obligations differently. We read the insurance clauses with you so the right party arranges the right cover.
Existing structures
Renovations and extensions carry risk to the existing building as well as the new work. That exposure needs to be discussed specifically.

Questions yourbroker will ask.
Having these answers to hand makes the first conversation faster and the submission to insurers stronger.
- What is the contract value and the expected construction period?

- Are you working on or alongside an existing structure?
- What is the largest single project you expect this year?
05 · Questions
Frequently asked.
Is contract works the same as public liability?
No. Contract works is about damage to the project itself. Public liability is about injury or damage to third parties. Most builders need both, and they are often arranged together.
When does cover start and finish?
Typically from the start of works until practical completion or handover, but the policy and contract determine the exact period, including any maintenance or defects period.
